As 2025 approaches its end, the Delhi-NCR Real Estate has high expectations for 2026. The NCR real estate market has established itself as one of the most active markets, showing record growth in residential, commercial, and retail sectors. The first half of 2025 highlighted the increasing importance of luxury housing in NCR’s residential market.
Delhi-NCR Real Estate sales of 5,168 luxury homes recorded
JLL data indicated that Delhi-NCR recorded sales of 5,168 luxury homes during the first half of the year. This represented an 8.5% increase compared to the previous year, even as overall residential sales in major Indian cities declined. Gurugram led this segment, making up 91% of NCR’s luxury sales. This helped the region secure nearly 65% of luxury home transactions in the top seven cities.
The residential market stood out as the top performer among all sectors. The Delhi NCR market has seen one of the largest increases in home values in the country. Apartment prices in the NCR region rose by an average of 20-25% in 2025, in contrast to the national average of 8-10%. Gurugram experienced the highest price increases, followed closely by Noida. These price hikes were fueled by end-user demand for quality homes.
Developers focus on execution, financial management and integrated projects
On the investment and commercial front, Delhi-NCR saw office space leasing exceed 12 million square feet within a year. Retail and logistics properties also attracted continued interest from institutional investors. Total Delhi-NCR Real Estate investment assets were estimated between USD 3-3.5 billion in 2025, reflecting ongoing investor confidence.
Developers in NCR continued to focus on execution, effective financial management, and integrated projects, which support steady growth. As NCR heads into 2026, the future looks bright, fueled by growth in infrastructure, rising demand in urban areas, and its role as a key economic driver in North India.
