Bengaluru’s much expected Yellow Namma Metro Line ready to inaugurated by PM Modi on August 10, before scheduled release on August 15. The 19.15-km improved hall connects RV Road in Jayanagar to Bommasandra in the town’s southeastern suburbs and expected to starts operations rapidly after the flag-off. The release expected to trigger a wave of real estate activity, with property rates rise as a minimum 10%, say specialists.
Experts say Electronic City can be the largest beneficiary. This major generation and commercial hub, no matter site hosting worldwide IT companies, has struggled to attract residential and industrial tenants due to inadequate public transport connectivity.

Experts factor out that the most important beneficiary of the Yellow Line is in expected to be Electronic City, a technology and business corridor that, no matter housing international IT firms, seen as a secondary option for residential and industrial tenants due to bad public transport connectivity.
“Electronic City became not the most preferred destination for both buying or selling property until you worked in the IT hall,” said Sunil Singh, director of Realty Corp. “Now with metro connectivity, even peoples working in E-City but living in areas like MG Road or Jayanagar can travel easily through the RV Road interchange.”
Capital appreciation and investment potential
On the industrial front, Electronic City has always lagged behind friends like Whitefield and Sarjapur Road, partially due to infrastructure constraints, experts said. Locations like Hosur Road, Hebbagodi, and BTM Layout considered as high-growth micro-markets because of advanced accessibility and infrastructure developments.
“Office spaces in E-City presently hire at around ₹30 per sq ft, but we’re looking forward to that to upward push to ₹40– ₹45 per sq ft quickly. For context, Whitefield starts offevolved at ₹45 per sq ft,” Singh said. “We’ve also had Singapore-based companies in the car sector expressing renewed interest in setting up store in E-City as soon as the Namma Metro Line will become operational.”
