Boman Irani, CMD of Mumbai-based real estate developer Keystone Realtors Ltd said his biggest guess is on the ₹5 crore apartment market. He also said ₹1 crore– ₹3 crore range will ‘continually be the darling’ for him to sell.
Asked whether revenues have softened in Mumbai’s real estate market, Irani cited that call for varies by place. “In some areas, interest is very high; in others, not so great. In the mid-range and aspirational phase, ₹1 crore to ₹7 crore, call for stays high, but supply isn’t always adequate.
Boman Irani plans to invest in Pune Real estate market
The Rustomjee Group also plans to invest into the Pune real estate market. Irani said last week that the company is currently exploring potential land parcels of around 100 acres for a township project in the Pune real estate market.
It will be third city for the company to enter after it introduced its investment into the Nagpur real estate market around 3 months ago.
“We are reading two proposals right now in a joint development (JD) model for the Pune real estate market, and I can say they are for a size of around 100 acres.
Redevelopment projects for Mumbai Portfolio
The Boman Irani has also announced 3 redevelopment projects for its Mumbai portfolio throughout the primary zone of FY26. It consists GTB Nagar, Lokhandwala Cluster, and Swarganga CHSL, including 3.25 million sq.ft of area with an estimated GDV of ₹7,727 crore.
In overall, the company has around 18 ongoing projects in MMR, measuring around 8.61 million sq.ft and has 26 projects upcoming, of around 23.79 million sq.ft. 16 out of those 26 projects are in the price range of ₹1 crore to ₹7 crore.
