In a significant ruling related to the 2022 Chintels Paradiso collapse on the Dwarka- Gurgaon Expressway, the Haryana Real Estate Regulatory Authority (HRERA) has ordered the developer to pay over Rs 4 crore in compensation to a homebuyer. This decision partially relied on Google’s AI insights to evaluate rising property prices.

According to a report in the Indian Express, in a first-of-its-kind move, the adjudicating officer referred to Google’s AI overview to assess the increase in property rates in Gurugram’s Sector 109.
The authority noted that prices rise from around Rs 6,500-7,000 per sqft in early 2022 to nearly Rs 12,000-12,400 per sqft by early 2026, representing a jump of about 64.7%. As a result, compensation set at Rs 13,000 per sqft, significantly higher than the Rs 7,500 per sqft previously offered by the developer.
2022 Collapse That Rendered the Entire Project Unsafe
This case stems from the collapse of Tower D in Chintels Paradiso on February 10, 2022, when multiple floors fell, resulting in the deaths of two residents. Investigations by IIT-Delhi and the Central Building Research Institute found serious structural flaws, including poor-quality concrete. Eventually, all nine towers in the project deemed unsafe, leading to phased demolition.
